What Easy Lending USA is

Are you a lender?

No. Easy Lending USA is not a lender, a bank, or a mortgage broker. We are a referral service that introduces real estate investors to independent private lenders. We do not make credit decisions, fund loans, take loan applications, or negotiate loan terms.

Are you a mortgage broker?

No, and we do not describe ourselves as one. “Broker” is a protected title in a number of states and it carries licensing obligations we do not hold. What we do is introduce a deal to lenders whose criteria it appears to fit. The lender does the rest, directly with you.

How do you make money?

We may receive compensation from a lender when a referred transaction closes. That is the whole model, and we state it on every page of this site because our interest in a deal closing is something you are entitled to weigh.

What does “no upfront fees” actually mean?

It means there is never a fee to submit a deal, have it looked at, or be introduced to a lender. Not an application fee, not a processing fee, not a document fee, not a “due diligence” deposit. Nothing, at any stage, under any circumstances.

This matters because advance-fee schemes are common in this industry. If anyone claiming to represent Easy Lending USA asks you for money upfront, they do not represent us — tell us at underwriting@easylendingusa.com.

Separately, we also sell business services — staffing, processing support, web and marketing. Those are priced and invoiced like any other service. They are a separate engagement and buying them changes nothing about a financing referral.

Which states do you work in?

Currently: AL, AK, AR, CO, CT, DE, GA, HI, IN, IA, KS, KY, LA, ME, MD, MA, MS, MO, MT, NE, NH, NM, NC, OH, OK, PA, RI, SC, TX, VT, WA, WV, WI, WY. The list on our disclosures page is the operative one and it can change.

Why not every state?

Because several states regulate this activity in ways that would require a licence we do not hold, and we would rather decline the business than pretend the rules do not apply. We would rather tell you no than take your file and find out later.

The financing

What kinds of financing can you help place?

Hard money, fix and flip, DSCR rental loans, bridge, commercial, ground-up construction and gap funding. Each one has its own page under programs explaining how it actually works.

Can you help with a loan on the home I live in?

No. Everything we refer is business purpose, secured by non-owner-occupied investment real estate, and made to a business entity. We do not touch consumer loans, owner-occupied financing, reverse mortgages, consumer HELOCs, or anything secured by a primary residence. If your purpose is personal, family or household, speak to a licensed mortgage professional instead.

Why does the borrower have to be an entity?

Two things put a loan outside consumer-credit regulation: the purpose is business, and the borrower is an entity rather than a natural person. Private lenders in this space underwrite on both. It is also generally how investors hold property anyway.

Does my credit score matter?

It is one input among several, and how much it matters depends entirely on the program and the lender. Asset-based programs lean on the property; rental programs lean on the income the property produces. We do not set credit criteria and we cannot tell you whether a particular lender will approve you.

What rate will I get?

We do not set rates and we cannot quote you one. Our rates page publishes sourced market figures so you can see roughly where this kind of financing prices, and every figure on it is indicative and subject to underwriting. Your actual terms come from the lender, based on your property, your entity, your experience and the leverage you need.

How fast can a deal close?

That depends on the lender, the property, the title work and how quickly documents arrive — and the last one is usually the bottleneck. We will not promise you a closing date, because we are not the party that controls it.

What do you need to look at a deal?

Six things get us to a real answer: loan type, property address, purchase price or current value, rehab or construction budget if there is one, the exit (sell, refinance or hold), and your experience. Send what you have at submit a deal.

Is submitting a deal a loan application?

No. It is a description of a scenario. We do not take loan applications — the lender does that, directly with you, if and when your file gets that far.

Will you pull my credit?

No. We do not pull credit. A lender may, with your permission, once you are dealing with them directly.

Partners

Who can become a partner?

Realtors, loan officers, marketers and anyone else with investor clients who need capital on an investment property. There is no fee to join and no obligation to send us anything. See the partner program.

Will you market to my client behind my back?

No, and it is a term of the partner agreement rather than a courtesy. Your borrower stays yours, including if they come back to us directly on a later deal — they get routed to you. The full commitment is on the client protection page.

What do partners get paid?

Compensation is paid at closing, from the lender side — nothing comes out of your client’s pocket to us, and nothing comes out of yours. The governing rule is that we will never make more than you on a deal you bring. See the fee schedule.

Do I need a licence to refer a deal to you?

It depends on your state, what you do in the transaction, and how you are compensated — and some states regulate the referral itself. We cannot advise you on it and we will not tell you it is fine. If you are unsure, ask a lawyer in your state before you take a fee.

Business services

What are the business services?

Staffed back-office capacity for real estate professionals: native-English sales agents for outbound and inbound calls, processing support on business-purpose and commercial files, transaction coordination and paperwork, websites, marketing, design and data work. Details on the services page.

Do I have to buy services to work with you on a deal?

No. Financing referral is free and always will be. Buying services does not move a file up a queue, change a lender’s terms, or affect what a partner is paid, and nothing about a deal depends on it.

Can you process conventional or owner-occupied mortgage files?

No. Processing support is offered only on business-purpose files secured by non-owner-occupied investment property with entity borrowers, and on commercial files. Consumer-purpose residential mortgage processing is licensed activity in most states and we do not do it.

Are the people making calls native English speakers?

Yes, on every calling seat. They use their own first name and say which company they are calling for. We do not use invented identities and we will not have someone pretend to be you.

How is it billed?

A dedicated seat is billed by the hours per day you need, part-time or full-time. Processing and coordination are billed per file. Web and marketing builds are fixed scope, fixed price, agreed in writing before anything starts. Everything is quoted before work begins — there is no charge for asking.

Your information

What happens to the information I submit?

We use it to evaluate your scenario and, where it makes sense, to introduce it to lenders who may be able to help. Deal information shared with a lender is shared for the purpose of evaluating that transaction. We do not sell your information. The full detail is in our privacy policy.

How do I get my information deleted?

Email underwriting@easylendingusa.com and ask. We will delete what we are not required to keep, and tell you what we are keeping and why.
