How a bridge loan payment is calculated

Investor bridge loans are short-term, usually 12 to 18 months, and interest-only. You pay interest every month and repay the whole balance in one payment, the balloon, when you sell or refinance.

Loan = loan-to-value × purchase price or as-is value Monthly payment = loan × annual rate ÷ 12 Total cost = interest for the months you hold it + points + lender fees + any extension fees

Two terms change the cost more than investors expect. Minimum interest means you owe a set number of months of interest even if you repay early, so a quick exit can cost as much as a slower one. Extension fees, often 0.5–1% of the loan for each extra three months, apply once you run past the term.

Worked example

A $500,000 purchase at 75% loan-to-value is a $375,000 bridge loan. At an example 10.75% rate the interest-only payment is about $3,359 a month. Repaid after 9 months, the interest is about $30,234; add 2 points ($7,500) and $1,500 of lender fees and the loan costs about $39,234, or roughly 13.9% a year all-in. Cash to close on the purchase, with 2% title and closing costs, is about $144,000. Illustrative numbers only.

Bridge loan vs hard money

A bridge loan is sized on the property’s current value and suits a purchase or refinance that needs little or no work. A hard money fix and flip loan adds a rehab budget released in draws and is sized on cost and after-repair value. If there is a renovation, use the hard money loan calculator.

Bridge loan calculator questions

How do you calculate a bridge loan payment?

Most investor bridge loans are interest-only, so the payment is the loan amount times the annual rate divided by 12. A $375,000 loan at 10.75% is about $3,359 a month, with the full $375,000 due at payoff.

How much can I borrow on a bridge loan?

Commonly up to about 75% of the purchase price or as-is value on residential investment property, depending on the property, your credit and your experience. See bridge loans for the program.

What does a bridge loan cost in total?

Interest for the months you hold it, plus points (each point is 1% of the loan), lender fees, and any extension fees. Divide the total by the loan and by the years held to get an all-in annual cost you can compare between offers.

What is a balloon payment on a bridge loan?

Because the loan is interest-only, none of the principal is paid down. The full balance is due in one payment at the end, usually from a sale or a refinance into a long-term loan such as a DSCR loan.

Is this calculator for buying a home before selling my current one?

No. The loans we arrange are business-purpose only: investment property held in an LLC or other entity, never a home you or your family live in.

Does Easy Lending USA charge a fee to look at my deal?

No. There is no application, processing or upfront fee of any kind. We are paid by the lender only when a loan closes.
