When a Deal Isn’t Placeable, and How to Tell Before You Waste a Week

Easy Lending USA ·

You spend four days collecting a rent roll, an insurance quote and a payoff statement for a deal that was dead the moment the borrower said “this is my first rental.” Nobody told you that up front, so you found out on day four instead of day one. Most “not placeable” deals aren’t close calls decided deep in underwriting — they fail a check you could have run from the loan request alone, before a single document moved.

The five programs we place are fix and flip, bridge, ground-up construction, DSCR rental (1–4 units, multifamily, mixed-use) and multifamily/mixed-use bridge, in 39 states plus DC. Everything below assumes the deal is already inside that footprint and that program. A deal outside the served states, or built around second-position money, gap funding, or an unsecured loan, isn’t a borderline case — it’s not a fit at all, and no amount of file-building changes that.

The checks that take five minutes, not five days

Run these before you request a single document:

  • State. We cover all 50 states, but a few programs have state and market limits. Check the program page for the property’s state before you go further.
  • Occupancy and purpose. Business-purpose, non-owner-occupied investment property, held in a business entity. A borrower planning to live in the property, or financing a primary residence, isn’t in scope on any of the five programs.
  • Credit floor by program. The minimum moves by program and by experience, and it’s the fastest disqualifier there is.
  • Experience, when the program requires it. Ground-up construction needs three deals completed in the past 36 months, at least one of them a ground-up build. “I flipped two houses” doesn’t satisfy that if neither was new construction.

Worked example: the FICO floor that kills a deal before the numbers even matter

A borrower calls about a $350,000 rehab deal — purchase price $280,000, rehab budget $70,000, requesting 80% of cost. That’s a conservative ask; they’re not even pushing for the 90% LTC ceiling. On leverage alone, this looks easy.

Then you pull credit: 640 FICO, and it’s their first investment property. The new-investor floor for fix and flip is 650. The deal needed 10 more points of credit score, not less leverage, not more cash, not a better ARV. No amount of restructuring the loan amount fixes a credit floor. This is a five-minute kill if you ask about credit and experience before you ask about the property.

Worked example: the DSCR deal that never had a chance

A borrower wants to refinance a single-family rental. Gross market rent is $2,100/month. Taxes, insurance and the proposed debt service (PITIA) total $2,950/month.

DSCR = $2,100 ÷ $2,950 = 0.71x.

The DSCR program for 1–4 units goes down to 0.75x — genuinely permissive compared to agency lending — but 0.71x is still below that floor. The fix isn’t creative paperwork; it’s math. Dropping the requested loan amount lowers the monthly debt service, which lowers PITIA, which raises DSCR. Model it before you say no: if trimming the loan by roughly 8–10% brings PITIA down to around $2,730/month, DSCR moves to $2,100 ÷ $2,730 = 0.77x — inside the floor. That’s a placeable deal at a smaller number, not a dead deal. Confirm the exact math against current rate and ratio assumptions before quoting it to the borrower.

When this is the wrong call

Don’t kill a deal off the headline numbers alone. Three situations where “not placeable” is premature:

First, when the rent figure is an estimate, not a signed lease or a market-rent appraisal. A borrower’s guess at rent is frequently 10–15% optimistic or pessimistic; get the real number before you calculate DSCR off it.

Second, when the program that doesn’t fit isn’t the only program available. A deal too thin for straight DSCR purchase financing right now might still work as a bridge: fund the acquisition on bridge terms today, then refinance into DSCR once the property is stabilized and re-tenanted and the ratio actually clears. Check the full program list before declining outright.

Third, when “new investor” was a guess, not a documented fact. Ask directly how many investment properties the borrower has closed on in the last three years, and get the addresses. People undercount their own experience more often than they overstate it.

What to do once you actually know

If a deal fails a hard floor — wrong state, wrong occupancy, excluded loan type — say so immediately and don’t open a file. If it’s a numbers problem like the DSCR example above, show the borrower what number would work before you ask them for a single document. A borrower who understands why a deal doesn’t fit today is a borrower who comes back with the next one. Start a request that’s already past the basic checks at the fix and flip program page or through Submit a Deal.
